Your competitive analysis should identify the indirect and direct competitors your business faces and then focus on the latter.

Direct competitors are other concierge services businesses.

Think about ways you will outperform your competition and document them in this section of your plan.  

Marketing Plan

Traditionally, a marketing plan includes the four P’s: Product, Price, Place, and Promotion. For a concierge services business plan, your marketing plan should include the following:

Product : In the product section, you should reiterate the type of concierge services company that you documented in your Company Analysis. Then, detail the specific products you will be offering. Operations Plan

While the earlier sections of your business plan explained your goals, your operations plan describes how you will meet them. Your operations plan should have two distinct sections as follows.

Income Statement : an income statement is more commonly called a Profit and Loss statement or P&L. It shows your revenues and then subtracts your costs to show whether you turned a profit or not.

In developing your income statement, you need to devise assumptions. For example, will you serve clients on a contract basis, or on an as-needed basis? And will sales grow by 2% or 10% per year? As you can imagine, your choice of assumptions will greatly impact the financial forecasts for your business. As much as possible, conduct research to try to root your assumptions in reality.

Balance Sheets : Balance sheets show your assets and liabilities. While balance sheets can include much information, try to simplify them to the key items you need to know about. For instance, if you spend $50,000 on building out your concierge services business, this will not give you immediate profits. Rather it is an asset that will hopefully help you generate profits for years to come. Likewise, if a bank writes you a check for $50,000, you don’t need to pay it back immediately. Rather, that is a liability you will pay back over time.

Cash Flow Statement : Your cash flow statement will help determine how much money you need to start or grow your business, and make sure you never run out of money. What most entrepreneurs and business owners don’t realize is that you can turn a profit but run out of money and go bankrupt.

One of the big draws of personal assistance to me was the variety of tasks involved. Every day can be different. Most personal concierges are niched in either the type of clients they service or the type of services they offer.

  • Home organization
  • Event planning
  • Buying gifts
  • Pet sitting and pet services (like dog walking)
  • Running errands like picking up the kids or dry cleaning
  • Travel arrangements and relocation services
  • Appointment setting
  • Internet research

The list goes on and on, and most businesses in this industry offer a specialized yet diverse service. Stephanie, for example, has a background in  interior design . As a result, she told us she can offer “lifestyle consulting and design services in tandem with general concierge services to provide a complete lifestyle resource.

How to Start Your Personal Concierge Business

When starting any business, there are a lot of essential things to consider:

  • Do I need any permits?
  • Do I need to carry liability and/or indemnity business insurance?

These are things you should discuss with your tax preparer, attorney, or your local Small Business Development Center office. To get things started, prepare a simple business plan. While this isn’t always necessary if you won’t be applying for financial help, it can help you define your business and target market. You should also consider local meetups and  networking events . These are great places to meet other professionals and possibly joint venture partners.

There are so many sites these days to help you find clients. Some are free. Some charge a flat fee per listing. Some charge a percentage for every booking they refer you. I highly recommend creating your simple website to attract local clients, but you can also use the following services to meet new prospects.

  • Citizen Shipper  – deliveries
  • Local Facebook Buy/Sell Groups

As with any business, don’t overlook your best marketing tool – your clients and friends. A personal referral is cheaper yet more effective than any advertising you can purchase. As Stephanie told us, “referrals are wonderful because they already provide a level of trust and reliability for any concierge business!”

Understanding the Pros and Cons

This is a great time to be a service provider. Our busy lifestyles have made it acceptable and accessible for the middle class to hire help such as housecleaners, drivers, personal assistants, and nannies. These services were once considered a luxury only afforded by the upper class.

That being said, these services are often the first to be cut when times get tight. But don’t let that be a deterrent! Ride the wave and diversify during the lean times.

The concierge industry is still new and evolving. It may not have the training and professional organizations that we see with some industries available, but there is help available. Stephanie says, “The ICLM International Concierge and Lifestyle Management and National Concierge Association (NCA) are great resources for concierge companies. The association has a professional database and great professional resources for those starting out.

“It is important to stay aware of the hospitality industry as well as general lifestyle and travel trends.”

If you are just getting started, Stephanie has these words of wisdom, “I would advise any concierge beginner never to stop investing in themselves and their service and never to compromise their integrity or core values to get ahead. It’s important to maintain a level of optimism and internal motivation when setting corporate goals and customer service is key to keeping your current customers. Know wholeheartedly that everyone can achieve a level of success. However, the only way that one can do that is by first taking a chance. So take it.”

They are the sole financial of the business which is why they decided to restrict the sourcing of the start – up capital for the business to just three major sources.

These are the areas we intend generating our start – up capital;

  • Generate part of the start – up capital from personal savings and sale of his stocks
  • Generate part of the start – up capital from friends and other extended family members
  • Generate a larger chunk of the startup capital from the bank (loan facility).

N.B: We have been able to generate about $100,000 (Personal savings $85,000 and soft loan from family members $15,000) and we are at the final stages of obtaining a loan facility of $150,000 from our bank. All the papers and document has been duly signed and submitted, the loan has been approved and any moment from now our account will be credited.

Why specialize in seniors? As people age, they are often not physically able to do everyday tasks like shopping and other routine errands. They may even be home-bound due to an illness or injury, and need help with the simple tasks that most of us take for granted.

Starting a senior concierge service is simple compared to many other service businesses. You don’t need a fancy office or inventory, and training is “on the job.” Any successful senior concierge will tell you that good people skills and the ability to stay organized are the skills needed most. Most senior concierge businesses are started with just a small amount of money – often just a few hundred dollars – and a reliable vehicle.

Most senior concierges charge an hourly rate instead of by the job. Rates are lower in rural areas and small towns, and higher in cities, where expenses and living costs are higher. According to a recent survey, rates range from $20 to $45 per hour, with a national average of $28 per hour. A normal 8-hour day brings in $224, or $1120 a week. That’s over $56,000 a year for a simple service business. Most concierge service businesses also add a small per-mile charge to cover their extra vehicle costs.

In addition to basic concierge tasks, most senior concierges offer several related services, such as home checks when a senior is on vacation or “snow birding” in the winter months. Service packages are popular with senior concierge clients, such as a 10 or 20 hour package for the month at a fixed, slightly reduced price. Offering a package allows you to plan your schedule more efficiently, as well as improving cash flow, as packages are paid in advance. Most senior concierges charge extra for after-hours work or working on holidays, or for rush jobs that need to be done immediately.
